MEETING ACTIONS
CALL TO ORDER
- The meeting was called to order at 6:54. Delayed due to technical difficulties.
CERTIFYING A QUORUM PRESENT:
- All three directors present. Quorum established.
Reading Minutes:
- There were no previous meeting minutes to review.
New Business:
- How we chose new management company – Jeffery spoke about the board’s effort on vetting multiple management companies. The board decided CCM was the best choice based on reviews, credentials and multiple meetings with CCM,
- Introduce the property manager to the community – Chris Fernandez introduced himself to the owners present via Zoom and in person. Made his contact available to all present at the meeting.
- Expectations going forward – Christian displayed a presentation on general expectations going forward. Document enclosed. Jeffery advised there will be community activities being discussed and planned for the community going forward. The first activity will be a Christmas decoration contest.
- Management expectations – Christian displayed a presentation on the management company’s overall responsibility and expectation. He provided a brief verbal overview. Document enclosed.
- HOA expectations – Christian displayed a presentation on the association’s overall responsibility and provided a brief verbal overview. Document enclosed.
- Homeowner expectations – Christian displayed a presentation on the homeowner’s overall responsibility and provided a brief verbal overview. Document enclosed.
- CDD expectations – Christian displayed a presentation on the CDD’s (master association) overall responsibility and provided a brief verbal overview. Document enclosed.
- Renters expectations – Christian displayed a presentation on renters overall responsibility and provided a brief verbal overview. Document enclosed.
- Payment for HOA payment – Christian advised that the board is not levying late fees for this quarter due to the management transition. Homeowners need to reach out if they need instructions on paying. Shearon reiterated that payments are due on the 1st and late after the 10th.
