What does the HOA oversee?

• The HOA works closely with the management company to ensure rules and regulations are being followed and the community is well maintained.
• The HOA contracts one vendor which is the landscaping company that is responsible for cutting and trimming the grass/shrubs at the front of your lot.

What does the CDD (Community Development District) oversee?

• The CDD manages all common areas (off your lot) including the pool. Please visit sabalpalmcdd.com for more information.

How do I get a pool fob?

• Contact the CDD Field Manager, Patrick Burgess at pburgess@gmssf.com. Please include your full name, community name and complete house address.

When are fees due and how to pay?

• Fees are due quarterly on January 1st, April 1st, July 1st and October 1st.
• Fees are late after the 10th. 
• Payments can be made online at https://engage.goenumerate.com/register/php. You can reset your password at https://engage.goenumerate.com/connect_login.php.
• You can also pay by check and mail or drop off at Consolidated Community Management at 7124 N. Nob Hill Road, Tamarac, Fl., 33321.

When are HOA meetings?

• Meetings will be held quarterly at the office of Consolidated Community Management at 7124 N. Nob Hill Road, Tamarac, Fl., 33321. Meeting notices will be sent 14 days prior to the meeting.

Issue by the pool/cabana?

• If it’s an emergency, call 911.
• Non-emergency issues should be addressed to the attention of the Property Manager, Christopher Fernandez, at office@ccmfla.com

Exterior home improvements?

• Visit our website at www.manorparchoa.com and download a copy of the ARC form, complete and send to Phoenix Management. Exterior improvements include replacing/adding pavers, fences, painting (colors cannot be changed), etc. City permits may be required.

• Renters are required to register and a background check must be completed prior to occupancy. Please contact the property manager at office@ccmfla.com. 

Who do I contact if the streetlamp by your house is not working?

• Contact FPL at 800-226-3545 to make a report. 

Having an issue with your mailbox?

• Contact the local post office, located at 6240 West Oakland Park Blvd, 33319.

What is your exterior wall paint color?

• All paint colors are ‘flat’ from Sherwin Williams. Contact the Property Manager your color palette. 

How do I get a guest parking pass/decal?

• Contact the Property Manager.

Notice suspicious or criminal activity in the community?

• Contact the Police Department first and email the Property Manager as well.
• Requests for camera footage from the cameras located at the entrance to the community should come from the police department. If you have the police report, please contact the CDD Field Manager, Patrick Burgess, at pburgess@gmssf.com.

Can I remove the Oak tree located at the front of my property?

• The Oak tree is regulated by the City of Tamarac. Please visit tamarac.org for more information.

Are parties allowed at the pool?

• No, the CDD does not approve parties at the pool. There are no lifeguard services.

When is bulk pick up?

• Every Monday. Please contact Waste Management at 954-974-7500 if you have a concern.
