Rules and Regulations

Pool Parties

Please follow the rules displayed on signage by the pool. Please note the pool cannot be privatized by any owner/renter for functions.

These should be placed on the curb after 6 p.m. the night before pickup service and removed by 9 p.m. the
day of pickup. On other days, bins must be kept (out of sight) behind the exterior side of your garage, in
your garage or at the back of your property. Bins must be kept closed to avoid rodents and odors.

For the safety of persons playing in this area, parents/guardians or responsible adults must always
accompany and monitor persons under the age of 12.

No major car repairs allowed in your driveway or on the street. Disabled vehicles must have a wellmaintained car cover.

Guest parking is located in front of the pool/cabana area. Each household will receive two guest parking
decals which must be displayed on the front windshield, or another visible area of any guest vehicle
parked overnight in the community. Replacement fees will apply if decals are lost or stolen. Guest
vehicles are allowed to park in a guest space for a maximum of five consecutive days. HOA approval is
required for any exceptions to this rule. Owners are not allowed to use guest parking decals as overflow
overnight parking for their own vehicles. Violations of the guest parking policy may result in a fine or
towing of the vehicle. The neighborhood’s designated towing company will monitor and enforce the
policy

Prior to occupying the property, all renters must complete the application process and register with
CCM Management to avoid a violation. Please contact CCM Management at 954-718-9903 for more
information.

Please drive safely and adhere to the speed limit restrictions within the community for everyone’s safety.

Dirt bikes and/or car racing is not permitted.

No parking is allowed on swale or any common area at any time.

Board approval is required for any external structural changes via an ARC form. This includes fence
installations, pavers, etc. Visit our Manor Parc HOA website to download a copy of the form. Owners
should refrain from having excessive ornaments and flowerpots or furniture at the front of your property.
If you are refreshing your exterior paint, please contact Phoenix Management for the exact color palette.
If the wrong color is used, you will be asked to correct it.

Construction debris should be removed by your contractor. Other bulk items/debris should be placed on
the curb (not the grass) no sooner than the day before bulk pickup. Please feel free to contact Waste
Management to verify designated bulk pick days at 954-974-7500
